Dr Santiago Vazquez PhD, BSc (Hons) |
Santiago is the Laboratory Manager at the Drug Toxicology Unit, NSW Forensic and Analytical Science Service. He completed his B.Sc. (hons) degree and Ph.D. at the University of Wollongong, Australia. In 2001 he moved to the United States of America and completed a post-doctoral fellowship at the University of Michigan; worked at Waters Life Sciences R & D as a Senior Research Chemist; and Pfizer Inc. as Senior Scientist in the Pharmacokinetic and Drug Metabolism Department. In 2006 he returned to Australia to work for Pathology North as Senior Hospital Scientist where he set up drug testing to AS/NZS 4308:2008. He moved to his current position in 2015. |

1. Meth Labs – the increasing occurrences of Purchasers not knowing the property has been used as Meth Lab, the results: an odourless chemical that seeps into floor boards, walls and the internal fixtures of a home, where this chemical vapour is breathed in causes health problems and skin irritations, how you can warn your client about this and what pre cautions/ reports can be engaged, prior to purchase or recommend to a potential rental property purchaser – e.g. detectors that alert a mobile app on your iPhone etc. 2. Stigmatised properties – murders, demon possessed homes – be aware – who is responsible for a disclosure Agent or Conveyancer! 3. Title Insurance – how you can protect your client from Settlement into the future – coverage for Boundary issues, Illegal Building Structures, fraud on Title, unpaid Strata levies even after Sec 184 Certificate indicates the levies have been paid – my real life example of how Title Insurance protected self and client and potential for coverage for underground fuel tanks defects in Title, underground septic tanks etc. 4. Sleeping D/a next to a property your client is purchasing (affecting sunlight, shade & views potentially now or in the future) – how you can protect your client before purchase. 5. Outline my experience with PEXA online property settlements – how it works and how to overcome anxiety of trying something new. 6. Pre settlements inspection issues – real life example of furniture being cut up in two because furniture too big to move downstairs and remove form property, or beds covering carpet thread bear and not picked up until settlement, the importance of reinforcing pre settlement inspections to your client. |

Andrew has prepared and report on the results nationally, however he will take a deeper dive into the findings and outline what the AustLaw members can learn and improve from the overall data. 10:00 to 10:30 Morning tea 10:30 to 1:00 Benchmarking Results | Round table discussion Facilitated by Shirley Hamel and Andrew Chen AustLaw firms responded that they wanted to leverage off the group to gain a better understanding of how their firms can continue to be sustainable. This workshop will include an open discussion based on the survey results. Firms will be encouraged to support their peers by sharing insights into why some firms rated higher in some areas and the methods used for success. 1:00 to 2:00 Lunch 2:00 to 4:45 Process mapping | Shirley Hamel, Hamel Consulting Process mapping enables a firm to create a visual representation of the flow of activities in a legal or business process. There are a range of benefits that can be obtained from mapping processes including: • Identifying efficiencies through the reduction of rework • Identifying points of risk or failure • Identifying delay points • Consistency of work output • As a training resource The ability to obtain these benefits is becoming increasingly important, particularly for firms whose clients demand fixed price fees. Without understanding and continually improving the way work is done a firms profit erodes and delays and frustrations occur. Workshop overview In this half day workshop participants will learn about simple process flow chart shapes and how to develop flow charts for their firm. We will walk through a number of simple process flow charts that most firms use on a regular basis. We will then review a more complex legal process and discuss how this was used to deliver benefits listed above.
